Q. Does the house have central heating?
A. Yes there is central heating throughout, with the exception of the loft rooms.The boiler (oil) was installed not long before we moved in, so it is around 7 years old. There is also a lpg rayburn in the circuit which heats hot water and is capable of running the central heating to a lesser degree.
Q. Is there any double glazing or are most of the windows original sash windows?
A. Most of the windows are original sash although some have had the glass replaced by double glazed units.
Q. Can you give me a realistic view of the house and the work that might need to be done
A. Well, Rhumhor has bags of character but it needs some tlc. We've had quite alot of practical things done such as replacing the flat roof with marine ply and fibreglass, replacing a couple of beams above windows, some structural tying at the front, getting the joist ends replaced below the floors. All invisible but essential maintenance.
Rhumhor is a beautiful unique house in a gorgeous location, but at the moment it's a bit rustic and wild, though sound. Someone with vision and either money or time & skill could make it into something truly special.
Q. Is the property on mains drainage or private?
A. The drainage is private though there is not a septic tank, just the original Victorian drains. This situation is common in Argyll Victorian lochside houses.
We've spoken to SEPA and Scottish water since marketing the house and their position is that they don't want there to be drainage of this sort, though they are aware of it and will not do anything to enforce remedy. It is possible to apply for a discharge consent, but once it is applied for there will be a 2-5 year time window within which a septic tank must be installed. Rhumhor's new owners will be able to make their own decision about whether to go ahead with that, or to wait until such time as Scottish Water installs a treatment system in the village, or grants become available.
Q. Can you give me an idea of how up-to-date the wiring is please?
A. The wiring is modern and dates to probably the mid 1980's at the earliest and is in good working order.
Q. Can you also let me know what in terms of carpets/flooring and kitchen goods are you likely to be including within the sale please?
A. Carpets, curtains, kitchen goods and basically everything in the house are all available, so the house can be purchased empty, part or fully furnished, whatever suits.
Q. Are there any outbuildings/garages or sheds?
A. There is a single garage with power, workbench at the back and storage loft, and an old shed which looks a bit rickety but is actually pretty strong and weatherproof.
